Property management company. They keep things nice and clean and appear to be organized.
This company bought out Colony American homes. Last fall they raised our rent on our home $600! So, we did not renew our lease. They returned only 1/2 our security deposit, with no reason. The house was 40 years old and a disaster. They had not even reviewed our original lease to note all the problems. Fortunately we finally were able to get the entire security deposit. Yesterday we drove past the home in Englewood and we're appalled. They had torn out beautiful 40 year old tropical plants, including palms, which was what made that house so beautiful from the outside. I'm sure sub contractor sold them.The house has a new roof, but the landscaping consists of tiny cheap annuals that will not last. So sad to see. Kitchen is still avocado green from the 70's! Beware, porch and backyard flood.
THis company is 100% FRAUD. in 2016 they evicted me after I had asked them to fix the Leaking AC that was leaking for over a year and hospitalized me with a concussion. the last two years of my lease they kept taking me to court to evict me for non payment. The judge closed the case and declared I present all my rental payment receipts and i did not have any past due rent. The judge also order them to fix the AC. THey never did. I sent them several letters certified mail reminding them of the judges orders to fix the AC that was suppose to be fixed a week from the court hearing. They never responded and ignored all my calls and emails and work orders. They also blocked my cell phone from their offices. They then came to my home broke into my home and removed my person belongs where my 2 year old and I had been living for 3 years. They had no court order to go to my home and move us out and pad lock my door. I called the police and they looked up in their systems for evictions and found nothing for me or the property. THey took a report. My baby and I had to sleep in my car. My neighbors called me and told me someone was in my home and I should come home to check it out. I called Waypoint Homes to ask what they were doing and again they did not answer calls, texts, emails, or letters in mail. A week after I sent my letter with the FL Status to withhold future rent due to repairs not being fixed, they then put an eviction on me also after the broke in the eviction came to me. THey again argued I had unpaid rent, they accused me of having other people living in my home, and they also said i was abusive to my neighbor who in-fact was a good friend of mine. When i responded to the court summons i stated I did not owe the company anything and I will not pay money that I do not owe as I know ill never see my money again. I attached images and video of the break in, all letters I sent to the company and emails and contact. The judge did not give me a hearing or a chance to speak on my case to save our home. The options given to me was to pay 5 grand and i might get a hearing after I pay. this company is horrible and will lie to you to move you in or to have you purchase. They sell and rent faulty home and neglect all tenants after taking your money. THey never want to repair anything but are so quick to put an eviction on you. I had 4 different property managers and was never notified of them changing the managers out. THis needs to stop with this company. THey merged with Innovation Homes to cover up their bad trail. I want that eviction off of my record as i have a perfect rental history and had been a tenant with Waypoint Homes for 3 years with no issues from my end. If i had a issue paying rent why would they send me a lease renewal each year? They took my entire deposit and my pet fee deposit. They broke my lease by breaking into my home without a court order or police present or order.
Horrific!!!! Maintenance issues never fixed timely and they expect you to take off all the time for contractors that show up late, never show, cant fix issue or don't finish at all!!! But they expect your rent by the 1st!
